Property Valuation Protest
A Property Re-Valuation Year in San Miguel County means Valuation Protests are on the horizon! Expect to receive your updated property valuation notice from the San Miguel County Assessor's office in early May. This notice presents a crucial opportunity for potential major property tax savings over the next two years through a successful protest.
Breakdown of the process:
On May 1st, the Assessor will mail out the new Valuations.
You have until May 31st to file a protest – a narrow window of opportunity.
Failure to file a protest by the deadline forfeits your right to do so.
How Telluride Consulting, LLC can assist you:
Receive a Comparable Sales report covering 18 months of verified sales akin to your property.
The report, sorted by Sales Price, encompasses all relevant sales between the 18-month period the County Assessor utilized to determine the current valuation.
Armed with this data, we can assist in helping you make an informed decision on whether to protest your valuation.
Should you choose to protest, we offer multiple reports to support a justifiable, specific reduction in valuation, along with a detailed analysis letter.
The valuation protest process involves four potential steps:
Protesting to the County Assessor
Protesting to the Board of Adjustment/County Commissioners
Protesting to the State Board of Assessment Appeals
Protesting to the District Court
Our pricing structure:
A Comparable Sales report is available for $350.
If a protest is deemed appropriate and we file it on your behalf, covering Steps 1 & 2, we charge 30% of the savings for the two years the reduced valuation lasts, alongside the $350 Comparable Sales report.
Step 3 services are charged at $125 per hour. For Step 4 consulting, the rate is also $125 per hour.
